Occupied Staging

The Process 

1. After you we have completed the pre-listing consultation and everything has been confirmed we set a staging date! When pets are living in the home we do ask for a $300 refundable pet deposit. 
2. You will have your listing recommendation to help you get everything ready for staging date on your end. We send it to you in a check list format. So make sure to cross things off the list when completed! 
3. On staging day we do ask that only our team is in the property. Allowing us to move quickly and let our creative juices flow! Then the magic starts. 
4. We suggest photos are taken the day of staging, this way you don't have to worry about anything getting out of place. If not we will send you a follow up email with steps on how to keep your home staged ready for pictures and showings. 
5. Once the photos are up sit back and wait for the offers to come in!
6. When your home goes under contract we set up a removal date. It's as easy as that! 

Pricing: Based on the items needed for staging, our average occupied staging starts at $1,500. 

Listing Photo Prep

Not sure you want us to bring in our items, that's ok! We still wants your home looking photo ready!

The process

• We will need the most recent photos of the home, either sent to us by the homeowner or realtor
• Our team will come out the day before photos. This ensures we have enough time to thoroughly prepare the home and that we’re not rushing to get out of the photographers way. 
• Going room by room to make sure each space is photo ready. This includes minor furniture arranging, tiding up beds, moving any personal hygiene or personal items, clearing surfaces and counters, and in general making sure everything is balanced for photos. We may move some decorative items around depending on the need and what is available.
• Then you and your home are ready for photos! 

This will require a minimum of 3 hours with an hourly rate.
